On a large tract with mature merchantable pine, harvesting first and then selling the land can net more. On a small tract being bought as a homesite or hunting property, a fresh clearcut can knock the price down by more than the timber brought.
The right answer depends on species, age, volume, hauling distance and who your likely buyer is. Get a timber estimate and a land value opinion, then compare.

- Has any timber deed or contract been signed?
- Pine plantation or natural hardwood?
- Is there a cruise or inventory?
- Can trucks get in year-round?
