The six factors that set your per-acre price
In rough order of how much they move the number:
- Legal access and road frontage
- Percentage of usable, dry, buildable ground
- Utilities at the road
- Whether it can be divided into smaller salable tracts
- Standing merchantable timber
- Location relative to Fulton, Mantachie, Tremont and the Tupelo commute
Small tracts often bring more per acre
A 3-acre homesite with frontage frequently sells for a higher price per acre than a 100-acre tract, because the buyer pool is bigger. If you own a large tract with frontage, the split question is worth real analysis before you list.
